New SBU warehouses in Poznań and Warsaw have their first tenants

Owner of the RTV EURO AGD network – Euro-Net will sublease 1 860 square meters of office and warehouse space in the emerging logistics park Prologis Park Poznań III. This is the first Poznań storage investment in the Small Business Unit (SBU) formula.

Customers are increasingly looking for smaller warehouse space that, in addition to traditional destination, can offer comfortable and flexible office space. The facilities in the SBU type meet such conditions, and are also support for large distribution centers – says Joanna Sinkiewicz, partner, director of the industrial and logistics area at Cushman & Wakefield, who represented the RTV EURO AGD network in the transaction.

– In the near future, we can expect an increase in lease transactions in the SBU segment. One of the reasons is the growing popularity of online shopping – adds Joanna Sinkiewicz.

In the new facility, Euro-Net will carry out transshipment operations, so as to maximize the time of delivery of products to customers.

An unquestionable advantage of the Prologis Park Poznań III warehouse park is the large number of docks, extensive maneuvering areas, additional parking spaces and the neighborhood with the A2 motorway – said Maciej Szczepański, Business Development Manager in the Industrial and Logistics Areas Department, Cushman & Wakefield.

Prologis Park Poznań III is located on a 14-hectare plot, where modern warehouses, production halls and offices with a total area of 57.5 thousand square meters will be built.  The advantage of the park is the access to the nearby public transport lines. The park is located in the western part of Poznań, 6 km from the city center and only 300 meters from the A2 motorway (Berlin-Poznań-Warsaw).

SBU is becoming more and more popular

SBU facilities are also being built in other Polish cities. Municipal logistics parks are currently being built in Wrocław, Łódź, and Warsaw.

Last week in Warsaw, Panattoni Europe began the construction of City Logistics Warsaw I with a planned area of 26 thousand square meters. This is the fourth implementation of the concept, the construction of City Logistics Parks has been started by the developer of warehouse facilities.

– We will implement about 150 thousand square meters later this year within this concept, focusing on the market in Poland. We are planning to extend the offer for facilities located within cities in Germany, the United Kingdom and the Czech Republic at the turn of 2018/2019, allocating 400 million euros per year – says Robert Dobrzycki, Chief Executive Officer at Panattoni Europe.

He adds that in the next three years investment expenditures for this kind of logistics facilities will amount to  1.2 billion euros.

Panattoni’s investment in the capital city is located in the industrial part of Warsaw’s Bielany. This location is well connected with the city center (only 17 km) and with other main motorways (4 km from S7 and 24 km to Chopin Airport). This urban logistics park can be attractive for companies serving Warsaw, especially those that sell e-commerce. They already have their first tenants: an online supermarket – Frisco.pl (will occupy 11 thousand square meters) and a producer of food packaging – Marcato, a member of the KGL Group.
