The first site, west of Northampton, covers approximately 80 acres and has received hybrid planning consent at appeal. The development will deliver around 1m sq ft across three units of 223,269 sq ft, 361,724 sq ft, and 412,073 sq ft. Construction is scheduled to begin in the first half of 2026, with completion expected in the second half of 2028, subject to planning. The scheme has an estimated total investment cost of £152.9m.
The second site, in Worksop, Nottinghamshire, extends over 27 acres and has outline planning consent for a 462,000 sq ft unit, which is currently available for lease. The location lies 1.25 miles from the A1 and 10 miles from Junction 31 of the M1. Construction is planned to start in the first half of 2026 and finish in the first half of 2027. The project is valued at £50.7m.
Both sites will be built to Panattoni’s sustainability standards, targeting BREEAM ‘Excellent’, EPC A ratings, and net zero carbon in construction. Planned features include photovoltaic solar systems, EV charging points, rainwater harvesting and energy-efficient lighting.
Commenting on the Worksop scheme, Andrew Preston, Head of Development: North Midlands & Yorkshire at Panattoni, said the site represented “a rare opportunity to deliver a large-scale, best-in-class logistics unit in an area of proven occupier demand”, citing its location and infrastructure as key advantages.
Gregg Titley, Head of Development: East & West Midlands, described the Northampton site as part of a strategy to grow in “key logistics corridors with chronic supply constraints”.
